Vice President, Lead Commercial Real Estate Portfolio Manager

Commercial Real Estate (CRE) provides a fully integrated platform of banking, financing, and capital markets solutions to commercial real estate clients including financial sponsors, institutional investors and asset managers, regional developers, and public and private corporations.

About this role:

Wells Fargo is seeking a Vice President, Lead Commercial Real Estate Portfolio Manager responsible for underwriting, structuring, closing and managing a group of assigned digital real estate loans in partnership with Clients, CRE Coverage Bankers, Loan Closers, Counsel and Credit Risk. This portfolio will be diversified by facility type (construction, term, devco, bridge, lines of credit, etc.) and loan structure (recourse/non-recourse) and will contain bilateral and syndicated transactions.

In this role, you will:

  • Be responsible for the management of an assigned portfolio of digital real estate loans and investments within Digital Real Estate, a fast paced, high demand / growth team primarily focused on the data center vertical

  • Analyze, underwrite and present new opportunities to business leaders and credit officers

  • Review and negotiate term sheets and loan documents with clients, co-lenders and internal / external counsel

  • Collaborate with senior portfolio managers and coverage bankers to develop strategies around relationship optimization and deal level execution

  • Interface with customers to assist in identifying needs and maintaining strong relationships

  • Review and make recommendations for approval (or denial) of loan requests, lease approvals, collateral releases, requests for letters of credit, funding of reserves/loan holdbacks, loan extensions and loan modifications

  • Maintain an in-depth knowledge of the data center industry, relevant markets and sector trends

  • Present recommendations for resolving more complex situations and exercising independent judgment while developing expertise in the function, policies, procedures, and compliance requirements

  • Perform both sponsorship and loan level financial analysis

  • Complete in-depth property level analysis and market research, including review of third-party reports

  • Present and advocate to credit committee for approval of loans

  • Conduct quarterly and annual portfolio reviews to identify potential concerns

  • Conduct property tours / site visits

Required Qualifications:

  • 5+ years of Commercial Real Estate Portfolio Management experience, or equivalent demonstrated through one or a combination of the following: work experience, training, military experience, education

Desired Qualifications:

  • Familiarity with various facility types including construction, term, bridge, perm, lines of credit, etc. and loan structures including recourse/non-recourse, secured/unsecured, and mezzanine financing

  • Experience underwriting large, strategic, complex digital real estate loans

  • Ability to develop and maintain strong relationships while actively participating in the successful execution of complex transactions

  • Experience evaluating market conditions and identifying appropriate comparable properties

  • Ability to apply sound judgment in the application of analytical conclusions to credit approval, structure, and management recommendations

  • Strong verbal, written, and interpersonal communication skills; strong analytical skills with high attention to detail and accuracy

  • Ability to interact with all levels of an organization

  • Advanced Microsoft Excel skills, including formulas and dynamic spreadsheets to support core accounting and finance functions

  • A BS/BA degree or higher

Job Expectations:

  • Ability to travel as needed

  • Willingness to work on-site in accordance with current office requirements

  • Ability to work additional hours as needed

This position is subject to FINRA Background Screening Requirements, including successful completion and clearing of a background check. Pay Range
 

Reflected is the base pay range offered for this position. Pay may vary depending on factors including but not limited to demonstrated examples of prior performance, skills, experience, or work location. Employees may also be eligible for incentive opportunities.

$119,000.00 - $224,000.00
