Commercial Lending Servicing Representative

  • Operations
  • Full time
  • R-577890

About this role:

Wells Fargo is seeking a Commercial Lending Servicing Representative to support the administration of participated and member-bank commercial loans.

In this role, you will manage assigned servicing activities, review transaction notices, process loan events, maintain complete servicing records, and coordinate with agent banks, internal teams, and other stakeholders. The successful candidate will demonstrate attention to detail, accountability, effective workload management, and the ability to identify and escalate transaction or control concerns.

This position is suited to a commercial loan operations professional who can work independently on standard activities while continuing to develop expertise in syndicated and participated loan structures.

In this role, you will:

  • Service commercial loan transactions where Wells Fargo acts as a participating or member bank.
  • Process standard to moderately complex loan events, including advances, repayments, interest payments, fee payments, rate changes, rollovers, and account-maintenance activities.
  • Review notices and servicing instructions received from agent banks or authorized internal partners for completeness, accuracy, and required approvals.
  • Compare transaction instructions with available loan documentation, system records, participant positions, and established processing procedures.
  • Enter, validate, and maintain loan, borrower, lender, payment, and transaction information in applicable systems of record.
  • Process assigned loan bookings, funding activities, modifications, and servicing updates within established timelines and processing cutoffs.
  • Monitor assigned work queues, pending items, transaction dates, service requests, and unresolved dependencies.
  • Complete required transaction validations and maker-checker controls before submitting or closing assigned work.
  • Support basic reconciliation of principal, interest, fees, receivables, payables, and member-bank positions.
  • Research routine transaction discrepancies, payment differences, missing notices, and system exceptions.
  • Escalate incomplete documentation, conflicting instructions, unresolved differences, control concerns, or transactions outside assigned authority.
  • Respond to routine inquiries from internal partners, customers, agent banks, and other authorized stakeholders.
  • Communicate transaction status, pending requirements, and expected next actions clearly and professionally.
  • Maintain complete and accurate servicing records, notices, approvals, calculations, correspondence, and transaction evidence.
  • Coordinate with Deal Administration, Quality Control, Collateral, Finance, Risk, Control, Technology, and other Operations teams to complete servicing activities.
  • Assist with payoff-related processing, collateral-release requests, billing inquiries, customer research, or insurance-monitoring activities where applicable to the assigned portfolio.·    Follow applicable policies, procedures, approval requirements, regulatory standards, records-management requirements, and operational controls.
  • Identify recurring processing issues and recommend practical improvements to the appropriate senior team member.
  • Participate in cross-training, procedure reviews, team knowledge sessions, and backup coverage for comparable servicing processes.

Required Qualifications:

  • 2 or more years of Commercial Loan Servicing support experience, or equivalent demonstrated through one or a combination of work experience, training, military experience, or education.

Desired Qualifications:

  • Experience processing commercial loan, banking, lending, payment, or comparable financial transactions.
  • Experience reviewing transaction instructions or financial documentation for completeness and accuracy.
  • Experience entering or validating information in a loan servicing, banking, or transaction-processing system.
  • Demonstrated ability to organize assigned work and meet transaction deadlines.
  • Strong attention to detail and ability to identify missing, inconsistent, or inaccurate information.
  • Effective written and verbal communication skills.
  • Experience servicing syndicated, participated, member-bank, bilateral, or commercial real estate loans.
  • Foundational understanding of agent-bank and participant-bank responsibilities.
  • Experience with Loan IQ or a comparable commercial loan servicing system.
  • Knowledge of loan advances, repayments, interest, fees, repricing, rollovers, and maturity events.
  • Experience performing basic loan, payment, cash, or position reconciliations.
  • Exposure to credit agreements, agent-bank notices, amendments, funding notices, or servicing instructions.
  • Experience working with transaction queues, service requests, workflow tools, or operational trackers.
  • Proficiency in Microsoft Excel, Word, and Outlook.
  • Ability to manage multiple priorities in a deadline-driven environment.
  • Ability to recognize when an issue requires escalation rather than independent resolution.

What Success Looks Like:

  • A successful S2 employee
  • Processes assigned transactions accurately and within established timelines.
  • Maintains complete and reliable transaction evidence.
  • Identifies discrepancies before releasing or closing work.
  • Follows procedures and control requirements consistently.
  • Escalates exceptions promptly and with sufficient supporting information.
  • Demonstrates increasing independence and product knowledge over time.
